Yes, foreigners can rent in Vietnam and also buy under certain conditions. Important: When purchasing, foreigners acquire a leasehold right for a maximum of 50 years – not full ownership (freehold). Land cannot be acquired directly. There are no restrictions when renting.
After selecting a property, we arrange a viewing. If you like the property, we negotiate the terms with the landlord. The rental contract is usually concluded for 6 or 12 months. You typically pay a deposit (1-2 months' rent) and the first month's rent in advance. We guide you through the entire process and translate all documents.
For renting, you usually only need your valid passport. For longer-term rental contracts, a visa or work permit may also be required. We inform you in advance about all required documents.
Utility costs are comparatively low in Vietnam. Electricity officially costs about €0.08/kWh (landlords sometimes charge flat rates of €0.12-0.15/kWh), water about €0.25-0.40/m³. Internet (fiber, 100 Mbit) is about €8-12/month. Air conditioning can increase electricity consumption – expect €50-150/month for utilities depending on size and usage.
The deposit is usually 1-2 months' rent and is paid at the start of the tenancy. It is refunded at the end of the rental period, provided there are no damages. We document the condition of the property together with you at move-in and move-out.
Many landlords speak English, especially in expat-friendly areas like Da Nang. For communication in German, we are at your side – we translate all important conversations and documents and are your contact for all questions.
Vietnam has a tropical climate with regional differences. Da Nang and Central Vietnam have a dry season (February-August) with temperatures around 25-35°C and a rainy season (September-December). Ho Chi Minh City in the south is warm year-round (25-35°C) with rainy season from May to November. Air conditioning is standard in all our properties.
Vietnam is considered one of the safest countries in Southeast Asia. The crime rate is low, and foreigners are generally welcomed warmly. As everywhere, you should watch your valuables and take basic precautions. The expat communities in Da Nang and Ho Chi Minh City are large and helpful.
